2+U is a new 38-floor Class A office tower under construction in the heart of downtown Seattle. One of the project’s defining features is the Urban Village created by lifting the office tower 65-85’ above the ground plane, with over 18,000 square feet of retail and a dedicated indoor arts and cultural space. In addition, there is nearly half an acre of publicly-accessible street-level open space, sheltered by the office tower and surrounded by carefully-curated local retail and foodservice tenants.  KO Projects was engaged by Skanska and 4Culture to develop a comprehensive framework for cultural activation and engagement, based on a sustainable financial model and a transformative vision for these privately-owned public spaces.

The vision for the Urban Village at 2+U is to create a vibrant downtown arts and culture destination that is activated year-round with layered arts programming.  The space will provide an opportunity for meaningful connections and partnerships with downtown cultural institutions, tourist destinations, and building tenants, as well as provide an unparalleled platform for the work of emerging and underserved artists and cultural organizations.  Skanska  hopes to create a flexible, sustainable programming model that will set a standard for creative activation of other privately-owned, publicly accessible spaces in Seattle and beyond.
